GENERAL BOOKING CONDITIONS chianti-and-more Panzano in Chianti

Your booking becomes effective once CHIANTI & MORE has received the duly signed booking form and a 30% deposit. The balance is payable not later than 45 days before the beginning of the rental period. In the case of bookings made within 45 days of the arrival date, payment in full is due immediately. The amount payable will be specified in the booking form and is settled through bank transfer, credit card (Visa, Mastercard) or check.
After having received the signed booking form and the payment, CHIANTI & MORE will send you a confirmation of your booking. After having received the balance, CHIANTI & MORE will send you your voucher (e-mail or letter) and the directions on how to reach your accommodation.
The voucher contains all the necessary information regarding arrival and departure times, address, caretaker and any additional costs. The voucher has to be shown to the owner or the caretaker upon arrival.
Additional costs, as defined in the property description, the booking form and the voucher, are payable to the owner or the caretaker before departure.
Times of arrival and departure (details in your voucher) must be strictly adhered to.
The passports of the client and all members of his/her party have to be registered at the moment of arrival in accordance with Italian law.
In the event of dissatisfaction or complaint regarding any aspect of the holiday accommodation, the client shall notify CHIANTI & MORE immediately.
A breakage deposit will be requested upon arrival. As mentioned in your voucher, the breakage deposit is payable in cash (Euro) to the owner or the caretaker. The client and his/her party shall maintain the property in the same good order as upon arrival. In the case that the client or a member of his/her party breaks or damages anything in the holiday home, the owner or CHIANTI & MORE must be advised immediately. Any loss or damage caused by the client or a member of his/her party will be deducted from the breakage deposit.
As also mentioned in your voucher, the tourist tax is payable in cash (Euro) to the owner or the caretaker upon arrival. You will receive a receipt for the paid tourist tax.
Occupation of the property is strictly limited to the persons mentioned in the rental contract and the number of people indicated on the property description (infants, children and teenagers included). Baby cribs and children's beds should be requested - if available - prior to your arrival.
Pets are allowed only if mentioned in the property description. In any case, the client must list pets on the booking form and pets must be confirmed on the voucher.
The client shall take full responsibility for the safety and conduct of him/herself and all other members of his/her party.
In the unlikely event that the booked and confirmed property should no longer be available, the client may cancel the booking and receive a full refund of the amount paid in advance. No further compensation can be paid. In addition, CHIANTI & MORE will attempt to offer at least one alternative, similar property. In this case, the due rental rate is to be redefined.
Cancellation policy
1. cancellation more than 60 days prior to arrival: due and not reimbursable 30% of the total amount + bank fees
2. cancellation from 59 to 46 days prior to arrival: due and not reimbursable 50% of the total amount + bank fees
3. cancellation from 45 to 21 days prior to arrival: due and not reimbursable 90% of the total amount + bank fees
4. cancellation within 20 days prior to arrival: due and not reimbursable full amount
The infrastructure of the Tuscan countryside may be different from that in your country. Access to some of the properties offered is via dirt roads, which may cause difficulties for cars with low suspension or for motorbikes.
Electricity may be interrupted during thunderstorms and this can also cause short interruptions of the water supply, which often depends on electric pumps.
Please use water carefully! Swimming pools are usually open from June to mid October.

Description

The historical hamlet with its six independent apartments is the right place for a relaxing vacation in the most beautiful setting close to Panzano in Chianti. Surrounded by prestigious vineyards, the hamlet offers outstanding views, opportunity for wine tastings and tours, as well as the opportunity for walks and e-bike rides.

The hamlet is surrounded by cypresses and olive trees at approx. 400 m above sea level overlooking the organic vineyards of Panzano´s wine estates.

Built in the XII century, it is an architectonical interesting, ancient farm hamlet. Its watchtower stands higher in order to protect the farmer’s buildings and his land.

Now it is the perfect retreat for a tranquil holiday in Tuscany with its spacious gardens, a panoramic pool on the border of an old olive grove with an unforgettable panorama. The swimming pool is shared among the guests at the hamlet and it is located in a secluded position overlooking the impressive Chianti hills.

Each apartment enjoys a private outside dining area

Apt I: About 100 sqm, this country home offers a spacious ground floor with a wide entrance leading to a modern kitchen and a large dining and living room with a small fireplace in the corner. On the same floor there is also a bathroom with a shower.

A stone staircase leads to the second floor with 2 double bedrooms sharing a small bathroom with tub.

Apt II: About 80 sqm, At the rear of the hamlet, this apartment opens to a secluded patio equipped for outside dining and relaxing in the shade of an old cypress. The apartment is designed over two floors.

ground floor: a cozy living room, three steps lead to a rustic dining and kitchen area with a stone fireplace. Off the living room, there is a bathroom with a shower. A short staircase leads the second floor with 2 double bedrooms with views of the property, sharing a small bathroom with tub.

Apt III: About 130 sqm

The antique watchtower offers stunning views over the Chianti vineyards. ground floor: kitchen with dining room and traditional fireplace. There is a small toilet on the same floor. A staircase leads to a relaxing and comfortable sitting room from and a corridor leads to one single bedroom with a French bed and a double room sharing a bathroom with shower.

top floor: large double bedroom with panoramic views of the Chianti area, a walk-in cabinet and an ensuite bathroom with tub.

Apt IV: About 100 sqm

The stone stairway leads from the garden to a charming landing furnished with armchairs for your relaxation. Entrance to a very large kitchen dining and living area with an antique Tuscan fireplace. From the dining area a long corridor with traditional terracotta tiles leads to 2 double bedrooms and 2 bathrooms with showers.

In addition, for large families and groups of friends Colonica and the adjacent apartment Loggetta can be booked together for max 6 guests.1 double bedroom with bathroom with shower
